Spread across nine nights, ‘Navratri’ is always a season of new beginnings. It is a festival of energy, colour, and faith, but also a time when families across India take important decisions. Among them, one has become especially common in the past decade, buying a home.

Developers, banks, and buyers all recognise the symbolism of this period. For first-time homebuyers in particular, the festival brings together cultural reassurance and practical advantages: new launches, festive discounts, and smoother financing. This mix makes Navratri one of the busiest phases for India’s residential real estate market.

Why It Feels Auspicious

Tradition plays a central role. Many Indians consider Navratri one of the most favourable times to start something new. A home purchase, being both financial and emotional, is often timed with these dates.

“Each festive season brings renewed momentum to India’s residential real estate market, as homebuyers actively explore properties during this auspicious period,” says Ganesh Devadiga, Principal Partner and Sales Director at Square Yards. He adds that repo rate cuts and GST reliefs have made it easier for developers to offer discounts, further fuelling demand.

Festive offers do the talking

Many first-time buyers often see upfront costs as the biggest hurdle in getting their dream home. The festival of Navratri could soften the blow with deals that can reduce the upfront costs, such as reduced booking amounts, waived registration fees, or complimentary add-ons as incentives. Payment schedules are often made more flexible as well.

Developers understand this sentiment and frequently launch projects or roll out special schemes during the period.

Pradeep Aggarwal, Founder and Chairman of Signature Global (India) Ltd., says, “This festive season, we are expecting significant growth in housing demand, particularly in the mid and premium segments. Developments such as the RBI’s cumulative rate cut of 100 bps, which is translating into cheaper home loans for buyers, have improved accessibility and boosted buyer confidence. Additionally, the GST reforms coming into effect from the beginning of Navratri are set to streamline processes and enhance transparency, further strengthening the housing market sentiment.”

He notes that his company has announced exclusive limited-time offers on select premium projects this Navratri. “Homebuyers can book their dream home by paying just 25 per cent as the booking amount, receive a complimentary gold coin, and stand a chance to win a luxury car,” he states.

Other builders too announce such offerings, for those looking to clock in such deals this is a good time to check the projects you have fixed your eyes on.

“The festive season is an excellent time to buy a new home, offering several financial and emotional benefits,” notes Ravi Shankar Singh, Managing Director, Residential Services at Colliers India. According to him, developers are especially aggressive in the affordable and mid-segment categories, offering cash discounts or free add-ons to nudge fence-sitters.

More Projects, More Choice

Another practical edge is choice. Many developers time their new launches for Navratri and Diwali, which means buyers can explore a wider range of options than at other times of the year.

The offers come across different categories for buyers across all levels. Such as:

Property expos and site visits are also common during this window, giving first-time buyers more opportunity to compare projects before deciding.

Financing Gets Easier, But Caution Is Needed

The other major advantage comes from banks. Most large lenders announce festive home loan schemes during Navratri. Lower interest rates, waived processing fees, and faster approvals are often part of these campaigns. Even a marginal reduction in rates can save buyers lakhs over the life of a loan, so the timing makes a real difference.

However, as Singh cautions, buyers should not get swayed only by offers. “Due diligence is critical. Homebuyers should focus on the developer’s reputation, the quality of the project, and also the base price, not just the festive discounts,” he says.

The Bottom Line

Navratri is an auspicious festival for most households, for first time homebuyers it is also an opportunity to make the best use of festive offers which come in the form of new deals and financial incentives.

However, make sure you look beyond festive offerings and into the actual prices, check your finances and understand the real need to buy a home.
