The Indian residential real estate market has remained resilient in the April-June quarter, with housing prices rising significantly on a year-on-year basis across all eight major cities. The report by PropTiger noted the price hikes in Ahmedabad, Bengaluru, Chennai, Delhi-NCR, Hyderabad, Kolkata, Mumbai Metropolitan Region (MMR), and Pune. Bengaluru has led the price growth chart with a 26 per cent annual increase, which takes the average price up to Rs 9,931 per square foot. The rise came despite a 9.2 per cent decline in housing sales on a year-on-year basis in the city. Across all eight markets, 91,729 homes were sold in Q2 2026, while 89,161 new units were launched. Although sales have declined by 4.4 per cent sequentially and 6.1 per cent from the same time the previous year. This has helped in maintaining the demand-supply balance and prevented a significant weightage of unsold inventory.
Bengaluru Leads Price Appreciation
Bengaluru has emerged as the strongest housing market in terms of annual price growth. Average residential prices have risen by 26 per cent on a year-on-year basis. This is despite sales falling to 14,186 units from 15,628 units last year. At the same time, the city saw new launches rise by 36.7 per cent annually to 16,827 units, which indicates continued developer confidence in the market.
Pune Crosses Rs 8,000 Per Sq Ft
Another remarkable performance was in Pune, which recorded substantial appreciation with average prices reaching Rs 8,084 per square foot, marking a 13.7 per cent year-on-year increase. The city crossed the Rs 8,000 per square foot mark for the very first time. However, the sales have declined by 20.8 per cent on a yearly basis.
MMR Remains the Largest Market
Mumbai Metropolitan Region (MMR) has continued to dominate in terms of both sales volume and pricing. The region has recorded 24,112 housing sales in Q2 and an average price of Rs 15,4222 per square foot, which is up by 20.4 per cent on a yearly basis. However, sales have decreased by 7 per cent from the same quarter last year.
Ahmedabad has remained the most affordable market among the eight cities, with average sizes priced at Rs 5,295 per square foot. It has also registered the strongest sequential price increase, with 7 per cent on a quarter-to-quarter basis.
Followed by Chennai, which recorded a 36 per cent annual increase in sales, even as the new launches have decreased by 43.3 per cent on a year-on-year basis.
Affordability Is A Key Concern
The report noted that the residential market is increasingly becoming premiums. While prices have remained firm, affordability is becoming a key factor for buyers, especially as annual price appreciation ranges from 4.4 per cent in Chennai to 26 per cent in Bengaluru. A stable RBI repo rate of 5.25 per cent and moderating inflation have provided a predictable economic background.
Supply has remained disciplined in this quarter, with prices continuing to rise. The upcoming festive quarter could determine whether the Indian residential market can sustain the current momentum while keeping affordability in check.
