Noida has been perceived as Delhi’s affordable overspill for a long time - a satellite town where buyers move when faced with increasing prices of the capital. This perception is set to be changed with the inauguration of the Noida International Airport (NIA), Jewar, on 28 March 2026. The development is set to become a cornerstone in announcing the region of Noida and Greater Noida as the new global urban destination. The grandeur of the occasion is also reflected in the fact that Chief Minister Yogi Adityanath has invited Prime Minister Narendra Modi for the inauguration.

From Satellite Town to Growth Engine

Noida and Greater Noida have undergone years of sustained infrastructure investment, witnessing major improvements in connectivity with strategic and important corridors/regions. As a result of this, the end-user demand has deepened in the region, and the price appreciation of properties has also been reinforced. According to ANAROCK, average residential prices in Noida stood at approximately Rs 4,795 per sq. ft. in 2020. By Q1 2025, that figure had risen to Rs 9,200 per sq. ft, a growth of nearly 92 per cent. Greater Noida performed even stronger at 98 per cent, outpacing the broader NCR average of 81 per cent.

As per a Square Yards report, the upcoming Noida International Airport has helped increase property prices across Noida. The real estate prices along the Yamuna Expressway corridor have increased by nearly 3x for apartments and around 1.5x for plots over the past five years, with certain micro-markets recording growth as high as 5x. Citing reasons such as an increase in infrastructure activity, enhanced livability, and employment opportunities, the report forecasts prices to rise further by 28 per cent and 22 per cent for plots and apartments, respectively, over the next two years.

Developers active in the region are even pricing projects based on anticipated demand that will materialise as a result of the airport in future years. Thus, price appreciation of properties is certain and hence contributing to the positioning of Noida and Greater Noida as a new global destination of luxury.

The Aerotropolis Advantage

The strategic location of the Jewar International Airport has positioned it as an aerotropolis. Since Noida and Greater Noida are located around this airport, these cities will witness growth and infrastructure development anchored in luxury and global trends. Amsterdam's Schiphol, Dubai and Chicago's O'Hare corridor are examples of how airports can anchor entire economic ecosystems.

The airport sits at the intersection of the Yamuna Expressway, the Eastern Peripheral Expressway and the Delhi-Mumbai Link Expressway. Metro connectivity, the NAMO Bharat Rail network and proximity to the proposed Film City further strengthen its multimodal accessibility profile - extending its reach to Delhi, Faridabad and Gurugram. For investors and end users, this convergence of air, road and rail connectivity is rare and deeply compelling.

Beyond Housing: A Broader Real Estate Upswing

Discussions pertaining to Jewar Airport have also leaned towards housing appreciation. Prices are expected to see a major boom in luxury/ high-end projects, which would comprise villas, luxury apartments and premium townships as the area is expected to observe a healthy demand from end users along with investors aiming to cash in on the long-term prospects of the area.

Ashish Agarwal, Director, AU Real Estate, says, “The inauguration of Jewar Airport is a great and important milestone in the Noida region. With increased connectivity and accessibility, there will be a rise in the demand for both residential and commercial properties. There will be a gradual increase in land prices, which will boost investor sentiment and result in increased sales in the premium segment. Buyers will benefit from increased infrastructure development, while for investors, the region poses high potential for capital appreciation. This project will boost the entire Noida region in terms of development as a strong and attractive global destination."

Rohit Kishore, CEO, Hero Realty, says, “The real estate sector in Noida is now going through a transformational phase that will redefine buyer and investor perception towards the NCR market. Expected to bring in large-scale investments and businesses to Noida and Greater Noida, the airport will attract global companies which in turn will increase job opportunities, thereby generating more demand for residential as well as commercial properties. Today, Noida is fast emerging as a growth destination with multiple infrastructural developments, including excellent expressway connectivity, metro expansion, and Noida International Airport as a gamechanger.”

The development will also directly impact the facet of commercial and industrial real estate. The operation of the airport will generate concentrated demand for logistics and warehousing infrastructure, in addition to retail and office spaces. Employment generation will also register a major boost with aviation and related industries such as logistics, IT and hospitality, providing major opportunities. The opportunities, in turn, will further fuel sustained demand for real estate, thus creating a reinforcing cycle which will extend well beyond the airport's vicinity.

Yash Garg, Director of M3M Noida, says, “Jewar Airport inauguration on 28 March 2026 will be a new chapter of history in the real estate sector. Presently, Noida is turning out to be the most connected region in NCR. Starting from the Yamuna Expressway, Eastern Peripheral Expressway, Metro connectivity, Namo Bharat Rail connectivity to a Global Airport connection, things are going to change for real estate in Noida. Noida, once the hub of affordable housing, is now all set to become a new hub in the region for premium and luxury housing projects. Prices are speculated to rise by 20 to 30 per cent, but the actual game will start once the airport starts functioning.”

Easing Delhi’s Aviation Burden

Another imperative which the Jewar International Airport is poised to serve is to reduce the operational and logistical load on Delhi’s Indira Gandhi International Airport. The Jewar Airport will also serve the crucial function of decongesting the capital’s airspace and redirecting the aviation-linked economic activity eastwards. This will further reinforce the investment sentiment for the Yamuna Expressway corridor.

The Fine Print for Investors

Experts advise investors to approach the opportunity with enthusiasm, yet in a disciplined manner. The project timeline, financial health of the developer, location in the region, and the rapport of the developer are factors which will significantly determine the actual returns. Price appreciation at a regional level does not guarantee uniform gains across all projects, and in a market moving as rapidly as this one, the distinction between well-positioned assets and speculative ones will become increasingly consequential.

The Road Ahead: Navigating Noida’s Next Growth Cycle

According to the Square Yards report, the Noida International Airport promises to be a game changer. It has the potential to become an emerging strategic development ecosystem that can redefine the growth story of NCR. The speed at which infrastructure projects are delivered, industries expand and spatial planning done would set the course of development.

Early trends suggest that these factors are converging. In the next 3 years, investors are expected to take the lead, resulting in a surge of plotted developments and early-stage residential projects, particularly along the corridor itself. The existing solid connectivity makes this growth unsurprising. Sectors 18 and 20 are likely to experience the most activity due to their advantageous locations and readiness for development, whereas sectors 1 - 5 will remain affordable.

“Over the medium term (3 to 7 years), the establishment of industrial and logistics hubs is anticipated to drive employment growth and shift end-user demand. Residential absorption, especially in apartment formats, is likely to increase, with the mid-income and premium segments gaining momentum. This growth will be supported by improvements in physical and social infrastructure, including education, healthcare, and road networks,” the report says.

In the long term (7 to 15 years), the corridor is projected to evolve into an integrated aerotropolis, characterised by the co-location of residential, commercial, industrial, and institutional assets. The airport and associated economic zones are expected to sustain demand for a diverse range of housing types, including rental housing, serviced apartments and high-density developments

Noida's transformation from satellite town to global urban hub has been building for years, anchored in infrastructure investment, expressway connectivity and a steady migration of end-user demand from the capital. Jewar Airport is the capstone of that journey. It does not create the story; it completes it. And for a region that has spent decades in Delhi's shadow, that completion carries a significance that goes well beyond real estate.
