On November 7, the Delhi Development Authority (DDA) will open Phase II of its Jan Sadharan Awaas Yojana 2025. Under this, the DDA will offer 1,537 flats in different parts of the national capital for people belonging to the Lower Income Group (LIG) and Economically Weaker Section (EWS) categories.
The move comes after an enthusiastic public response to the first phase of the scheme launched in September. According to DDA's circular dated October 23, all 1,167 flats offered in the first round were booked on the first day, prompting the authority to open a second phase.
Flats Available in Multiple Locations
Narela will have the maximum number of flats on offer in Phase II, with 1,120 EWS flats. The tentative location is G-6 and G-7, Pocket 11, which is near the proposed Rithala–Narela–Kundli Metro Corridor. Rohini's Sector 34 and 35 will see 308 LIG flats being offered, while Ramgarh Colony near Jahangirpuri Metro Station will have 73 LIG flats, and Moti Nagar near Basai Darapur Metro Station will have 36 EWS flats on sale.
How To Apply For The Flats
Bookings for the new phase will open at 12 pm on November 7 through DDA's online Awaas Portal (https://eservices.dda.org.in). The scheme will continue under the same name, DDA Jan Sadharan Awaas Yojana 2025.
The process of registration is quite simple. You have to deposit a one-time registration fee amounting to Rs 2,500 through the DDA portal. Those applicants who have registered during the first phase of registration are not required to pay the fee again.
The cost of booking would depend on the category that the flat belongs to. For LIG category flats, the booking amount is Rs 1 lakh, while that for EWS category flats stands at Rs 50,000.
Prices and Discounts Offered
The prices of EWS flats in Narela are quoted between Rs 13.7 lakh and Rs 13.8 lakh for a plinth area of 34.8 sq. m. and 35.1 sq. m. There is a discount of 15 per cent on these flats. In Rohini, the prices of LIG flats range from Rs 14 lakh to Rs 14.2 lakh.
At Ramgarh Colony, the cost of LIG flats will be between Rs 15.3 lakh and Rs 16.9 lakh. Buyers can get a 15 per cent discount here. In Moti Nagar, EWS flats are bigger, ranging from 33.1 sq. m. to 45.1 sq. m., and are priced between Rs 25.2 lakh and Rs 32.7 lakh.
The various DDA affordable housing schemes were introduced with the aim to make homes more accessible to lower-income families of the city.
