The Delhi Development Authority (DDA) has confirmed the launch of its Premium Housing Scheme 2025, with booking windows set to open in early August. About 250 flats, spanning categories from Lower to Higher Income Groups (LIG to HIG), will be available across several well-connected, high-demand neighbourhoods in the national capital.
According to various media reports, the authority cleared the proposal in a meeting chaired by Lieutenant Governor V.K. Saxena on July 11.
E-auction will determine ownership. Prices will not be fixed; they will escalate based on bidding demand. That means buyers need to be ready for both competition and clarity on what they want.
Flat Inventory: Where and What's on Offer
The distribution covers a broad income spectrum, and while the number of units is limited, the areas are not. Here's the breakdown:
Higher Income Group (HIG) – 39 flats
Vasant Kunj
Jasola (Pocket 9B)
Dwarka (Sector 19B)
Price range: Rs 1.6 crore to Rs 2.5 crore
Middle Income Group (MIG) – 48 flats
Jahangirpuri
Nand Nagri
Dwarka
Pitampura
Price range: Rs 60 lakh to Rs 1.5 crore
Lower Income Group (LIG) – 22 flats
Rohini
Price range: Rs 39 lakh to Rs 54 lakh
EHS Category – 66 flats
Nasirpur, Dwarka (Pocket 9)
Flat price: Rs 38.7 lakh
SFS Category-II – 2 flats
Rohini (Sector 18)
Shalimar Bagh
Price estimate: Rs 90 lakh to Rs 1 crore+
The EHS segment includes the highest number of flats, hinting at a continued push for affordability. However, the spotlight remains on HIG properties, especially in Vasant Kunj and Jasola, which often draw interest from NRIs and upper-middle-class Delhiites looking to stay central but upscale.
How to Apply For DDA Premium Housing Scheme 2025
Unlike traditional allotment-based housing schemes, this scheme follows an e-auction model. That means no draws, no random selections. The bidder with the highest price secures the unit. The platform will be digital and accessible to verified applicants.
Who Can Apply?
Indian citizens over 18 years of age
Only one application per family (self, spouse, and minor children)
Applicant must not own a residential property in Delhi (conditions vary by category)
Application portal: DDA's official website (dda.gov.in or eservices.dda.org.in/ )
Mode of bidding: Online (via e-auction portal)
Booking window: Expected to start the first week of August 2025
Garages on Sale Too
DDA isn't just offering homes, it's including garage spaces. While seemingly minor, in space-crunched Delhi, these are serious value additions.
Car Garages – 16 units
Located in Pitampura
Price range: Rs 3.1 lakh to Rs 43 lakh
Scooter Garages – 51 units
Located in Mall Road and Ashok Vihar
Prices vary by bidding outcome
These aren't bundled with flats. They're standalone listings, each with its own bidding process.
What Buyers Should Be Wary Of
There's no ceiling to final prices. These aren't subsidised homes; they're premium offerings. That means buyers should calculate not just the reserve price but auction risks, location saturation, and resale potential.
More importantly, only those who understand the bidding system or are prepared to hire someone who does should step into this process.
Unlike conventional schemes, this isn't about first-come-first-serve or allotment through draw. It's dynamic, demand-driven, and skewed toward competitive pricing.
Ongoing Parallel Scheme: Apna Ghar Awas Yojana
DDA is also running the Apna Ghar Awas Yojana 2025, which launched earlier on May 27. This scheme is aimed more at mass affordability, with 7,500 flats spread across Narela, Loknayakpuram, and Siraspur.Discounts are built-in:
LIG: 25 per cent off
EWS, MIG, HIG: 15 per cent off
Deposit amounts vary by income group, starting at Rs 50,000 for EWS and going up to Rs 10 lakh for HIG. Applications for that scheme remain open until August 16.
