The MHADA housing lottery is back for 2025, offering thousands of homes and a shot at owning a flat in some of Pune's fastest-growing localities. If you live in Maharashtra and meet the income cutoffs, here's your chance.

Applications are open on housing.mhada.gov.in, and for unsold units, there's no lottery just a first-come-first-serve window that's still running.

The Pune board, covering areas like Pimpri Chinchwad, Kolhapur, Satara, Solapur, and Sangli, offered 6,294 homes earlier this year. Many of those units didn't find takers and are now up again with no draw and no waiting. Just apply and get in line.

Who Can Apply?

You've got to be:

A Maharashtra resident

Over 18

Falling into one of the income groups

The breakdown looks like this:

EWS: Up to Rs 6 lakh annually

LIG: Up to Rs 9 lakh

MIG: Up to Rs 12 lakh

HIG: Anything above Rs 12 lakh

If you're applying in a self-governing area, the income ceiling is slightly tighter. All of this is listed clearly on MHADA's site.

How to Apply Without Screwing It Up

Step one: Register on the MHADA portal. You only do this once; there is no need to sign up again and again.

Then:

Log in

Pick your scheme

Fill in your info

Upload documents

Pay the fee, and EMD

Your application needs a PAN, Aadhaar, proof of income, domicile certificate, affidavit, photo, and a cancelled cheque. E-sign everything. If you're claiming a reserved seat, say SC, ST, ex-serviceman, or journalist, you'll need a specific certificate for that, too. It's all online now.

The form fee is Rs 590 (Rs 500 + GST). Non-refundable, so don't mess around.

The earnest money deposit (EMD) depends on your income bracket. It starts at Rs 5,000 for EWS and goes up to Rs 20,000 for high-income groups. If your name doesn't show up in the list, your deposit comes back. MHADA issues refunds pretty quick usually a few days after results.

What If You Win?

You'll need to cough up 10 per cent of the base price within 180 days and submit your documents again. This confirms the allotment. Everything's digital now you sign the acceptance letter online.

Want to back out? You can surrender the unit. If you do it before they issue the final offer letter, you get your EMD back. After that, MHADA keeps 10 per cent of it.

Want to Skip the Lottery?

There's a First-Come-First-Serve (FCFS) option for leftover flats. These include units under social housing and comprehensive housing schemes. Just go to lottery.mhada.gov.in/OnlineApplication/Pune, pick your flat, and apply. No waiting for draws.

Applications for the current FCFS round close June 30, 2025. But if there are still homes left after that, MHADA may keep it open.
