India’s demography is changing fast. The elderly population, which is currently around 11 per cent, is expected to reach 20 per cent of the total population of the country by 2050. The elderly population and their challenges are becoming part of the discussion. On one hand, life expectancy is improving, and on the other, nuclearisation of families. Amid this, the senior living idea presents a solution. According to a recent report by Colliers, senior housing demand is expected to reach approximately 3 million units by 2030, whereas the organised supply is estimated to increase from 25,000 currently to 100,000 units by 2030.

Clearly, the data indicates the growing penetration of this housing segment in the country, where 30-40 per cent could likely be in Tier II and Tier III cities.

However, within the senior housing segment, there are wellness-led senior housing projects that address not just the nuclear family, loneliness, and safety concerns, but also focus on healthy ageing.

Let’s delve deeper into what these wellness-led senior living communities offer to support active ageing, how affordable they are for average Indians, and how they can help in improving residents' quality of life.

How Wellness-Led Senior Living Is Different From The Conventional Senior Living Housing

Says Kushal Ramesh, co-founder, Manasum Senior Living: “Conventional senior living primarily addresses housing, safety and basic support. Wellness-led senior living takes a more holistic approach, combining preventive healthcare, fitness, nutrition, social engagement and personalised support to help residents maintain independence, wellbeing and an active lifestyle.”

Typically, the facilities in wellness-led housing include preventive healthcare, regular health monitoring, physiotherapy, recreational activities, nutritious dining, walking support, routines to maintain mobility, emergency response, and social engagement.    

Notably, the younger people in this segment (60 years and above) don’t need these facilities, but as one ages, small things like walking independently could be challenging, which these housing options address by providing comprehensive solutions for those who can’t live alone on their own.

The elderly need care - physical, mental, and emotional, all. And when their children live in another city or a country, these senior living societies take care of such needs.

Now, there is more interest among people and builders for these projects.

Wellness-Led Senior Housing Growth In India

Says Arudradev Rao, co-founder, Amaya Senior Living: “Over the past decade, India has moved from a limited set of retirement projects to a more organised category with specialist operators, institutional interest and varied tenure and care models. JLL and the Association of Senior Living India reported 22,157 units of organised supply as at June 2025, while potential demand remains significantly larger. Their estimates suggest that the sector could approach USD 8 billion by 2030.”

For those who think that services can be availed of only when one buys a flat in a senior housing society may be wrong.

Does One Need To Buy A Home In A Wellness-Led Senior Living Community, Or Are Rental Options Also Available?

Rao clarifies, saying, “Both ownership and rental models are available. Some communities sell a residence and charge a recurring maintenance or service fee. Others offer rentals, long leases, licence arrangements or refundable deposit models. Assisted living and memory care are more often structured around monthly occupancy and care charges because needs can change over time. Buying is not a universal requirement. The right structure depends on whether a resident values long-term permanence and ownership, or flexibility and a lower upfront commitment.”

While the reports show the demand and supply, both are expected to rise in the coming years for senior housing, it’s important to know how affordable these societies are, which are only for the elderly; more importantly, when real-estate prices have already reached an unaffordable level for the majority of middle-class Indians.

How Does Pricing Vary Between Independent Living And Assisted Living In A Wellness-Led Senior Housing Facility?

“The independent living model involves an initial purchase along with monthly recurring costs for services. Apartment prices across the country range from Rs 40 lacs to Rs 1.5 crore, with monthly service costs typically between Rs 30,000 and Rs 40,000 for a couple. For a rental-based wellness-led senior living community, the average cost can be around Rs 40,000-Rs 80,000 per month, depending on the location, accommodation, and services offered,” says Ramesh. 

“As an indicative guide, independent living in a rental or service model may range from about Rs 25,000 to Rs 75,000 a month, excluding any purchase price or refundable deposit. Assisted living can commonly range from around Rs 40,000 to more than Rs 1 lakh a month. Dedicated memory care or high-dependency support may range from roughly Rs 75,000 to Rs 1.5 lakh or more. Premium metropolitan communities can be higher,” says Rao.

He further explains that the monthly fee often covers security, maintenance, housekeeping, planned activities, wellness facilities, emergency response, and some transport or dining services. However, there could be some additional expenses, too, such as admission or community fees, security and maintenance deposits, utilities, meal plans, purchase taxes, insurance premiums and annual increases. Care costs may rise more quickly if a resident later needs medication management, help with daily activities, one-to-one support, rehabilitation, emergency transfers or memory care.

Simply put, in independent living, where the elderly don’t need special healthcare support, the cost is less, and as one shifts to assisted care, the services get costly because the operator offers personal and specialised care.

Note that few services are offered as a core package, and few can be added as per one’s need. While security, maintenance, emergency systems, community activities and basic wellbeing are bundled, additional services, such as personal care, therapy, or specialist support, can be customised.

What Should One Consider When Thinking Of Availing Services Of A Wellness-Led Senior Housing Society?

Ramesh suggests, “Families should assess the complete cost rather than only the monthly fee. This includes admission charges, deposits, maintenance, annual revisions and healthcare expenses. Insurance coverage for senior living accommodation remains limited, so they should also understand how costs change if a resident later requires assisted living, emergency support or additional caregiving.”

Rao emphasised that families should ask who will provide each service and for a written schedule of inclusions and unit prices. They should ask whether rates remain the same or differ at night or on public holidays, and how charges are reviewed for a resident’s care plan. Families should compare the total annual cost, escalation policy and care additions, not only the headline monthly fee. Before deciding, families should review transfer and resale conditions, refund timelines, lock-in periods, exit clauses and the route to higher levels of support if these are needed later.

He adds, “Ayushman Bharat PM-JAY offers eligible hospital cover for citizens aged 70 and above, but it does not fund monthly senior living fees. Dedicated long-term care insurance remains limited, so most residents rely on pensions, savings, annuity income, family support or assets. Families should separate three budgets: housing, everyday services, and medical care. They should also verify hospital networks, exclusions, co-payments, waiting periods, and any home-care benefit.”
