Summary of this article
Property prices have risen sharply along both Dwarka Expressway and Noida Expressway, though the reasons behind the growth are different.
Better connectivity, nearby offices and the development of local amenities will play a role in shaping demand in the years ahead.
Buyers need to look at the project, its price and the facilities nearby rather than make a decision based on the expressway’s name alone.
For homebuyers and investors based in the National Capital Region (NCR), the choice between Dwarka Expressway and Noida Expressway increasingly comes down to what each corridor offers today. The Noida Expressway offers workplaces, residential areas and daily conveniences, while Dwarka benefits from improving connectivity and access to Gurugram’s employment hubs.
The price appreciation has been substantial on both sides. According to ANAROCK data, 38,680 homes were launched along Dwarka Expressway between 2021 and the first half of 2026. Average residential prices in the corridor rose 135 per cent to Rs 14,180 per sq ft in H1 2026. In Noida, average residential prices climbed 125 per cent to Rs 10,780 per sq ft in Q2 2026, from Rs 4,795 per sq ft in 2019.
Employment growth also matters when assessing the long-term prospects of these markets. JLL reported net office absorption of 2.04 million sq ft in Delhi-NCR in Q2 2026. Noida accounted for 30 per cent of this, while four office submarkets, including Noida Expressway, together contributed 71 per cent.
B K Malagi, Vice Chairman, Experion Developers, says both corridors have strong growth prospects, though they offer different advantages.
“Noida Expressway offers the stability of a mature corporate and residential ecosystem, while Dwarka Expressway delivers strategic connectivity to Delhi and IGI Airport,” he says.
However, he adds that buyers were looking beyond location when making a purchase. The quality of construction, practical layouts, common facilities and maintenance standards were becoming important considerations, particularly in the premium housing segment. A well-connected address may attract buyers, but the quality of the development can make a difference to both the living experience and the property's long-term value.
Noida Expressway’s appeal comes from the offices, residential societies and everyday conveniences that have grown along the corridor. Flights from Noida International Airport began on 15 June 2026. Its impact on housing demand will depend partly on how easily residents can travel between the airport, the expressway and nearby workplaces.
Prateek Tiwari, Managing Director, Prateek Group, says the corridor's established employment base and residential ecosystem continue to support demand from end-users.
“Manageable commutes, access to workplaces and everyday amenities continue to support end-user demand,” he said.
He adds that improved aviation connectivity could strengthen the area's appeal, but sustained demand would depend on development quality, planning and the availability of facilities that residents need in their daily lives.
For someone looking to stay near commercial hubs and working localities, Noida Expressway can be a good option. However, how this area can fulfill the demands of people will decide how far it goes in the future.
The Dwarka Expressway, on the other hand, will attract buyers who need good connectivity from Delhi to Gurugram.
Proximity to IGI Airport and access to the wider employment market appeal to professionals and families. But connectivity alone cannot sustain a residential market. Schools, healthcare, shopping and other everyday facilities will also shape the growth of surrounding neighbourhoods.
Mohit Gawri, VP, Rise Infraventures, says, “The comparison between Dwarka Expressway and Noida Expressway should move beyond declaring a single winner. Both deserve consideration, but they should not be evaluated through the same investment lens. For Dwarka Expressway, the question is how connectivity and premium development translate into a deeper residential market. For Noida Expressway, it is how the relationship between employment, housing and neighbourhood infrastructure supports its next phase of growth.”
“A corridor’s promise must ultimately be judged by the strength of its developments, not the scale of attention it commands. The stronger real estate proposition is one that converts locational advantage into lasting residential appeal and enduring value,” he adds.
Office activity across Delhi-NCR provides a favourable backdrop, although the benefits will vary across locations. Cushman & Wakefield recorded 4.1 million sq ft of gross office leasing in Delhi-NCR in Q2 2026, with Gurugram leading the market. This points to continued commercial activity in the region, but residential demand along Dwarka Expressway will also depend on local infrastructure, accessibility and the quality of individual projects.
Ashwani Kumar of Pyramid Infratech says Dwarka Expressway has emerged as an important market for luxury housing, supported by improving connectivity and the development of surrounding social infrastructure.
For both end-users and investors, he says, the focus should be on projects that combine a good location with sound construction and access to everyday amenities. These factors will help determine whether the corridor can sustain its appeal as the market evolves.
For buyers, thus, the decision is less about choosing a winning expressway than matching a location to their needs and price expectations. Noida Expressway offers an established employment and residential ecosystem, while Dwarka Expressway appeals to those seeking improving connectivity and access to Gurugram’s expanding market. For buyers, the location of the project, its connectivity, price and surrounding development matter more than the name of the expressway.
