Santhosh Kumar, Vice Chairman, ANAROCK Group, says Akshaya Tritiya may be a tradition-driven decision prompt, but it shouldn't take the place of the basics. It should guide end-users, especially first-time buyers, if the property, price, financing, and developer profile already make sense.
“It is at best a timing catalyst. When it comes to real estate, the most important factors remain location, absorption rate, price, the builder’s delivery history, and exit potential. Festive sensibilities may help with negotiations or choices, but they don’t change the property's intrinsic value,” says Kumar.

Increase in enquiries, site visits and bookings in current times is usually seen particularly from first-time buyers and families willing to upgrade.
“Buyer sentiment has additionally been lifted this year by the RBI’s announcement of status quo on repo rate recently, following a cut in December 2025, leading to improved affordability with lower borrowing costs and stronger confidence in home purchase decisions. However, while sentiment has played its role, the buyer of today is still largely driven by value, trust and project quality,” says Mohit Goel, Managing Director, Omaxe Ltd.
Where Is Demand Highest On Akshaya Tritiya?
Large urban markets with strong end-user demand usually get the most traction.
According to ANAROCK, Mumbai and Thane have clearly been in a festive mood lately, and Gurugram's premium corridors and Pune's growth micro-markets are also getting a lot of attention because of their infrastructure, growing job hubs, and active supply.
The highest traction is typically seen in cities where strong end-user demand intersects with cultural significance. “Markets like Jaipur, along with cities such as Prayagraj, Bhopal and Ayodhya, tend to see heightened activity during this period specially with the government’s special emphasis on pushing for growth corridors. Within these cities, micro-markets that are already witnessing infrastructure growth, improved connectivity and evolving social ecosystems tend to perform better. The occasion amplifies demand in locations that are fundamentally strong, rather than driving interest in newer or untested pockets,” says Amrita Gupta, Director of Manglam Group.
Delhi-NCR continues to be a key market in North India followed by Noida, Greater Noida, Dwarka Expressway and Gurugram. “Festive demand across micro markets like Ayodhya, Prayagraj, Indore, Chandigarh, Amritsar etc. has been healthy. Buyers are turning towards projects located in well-connected areas which assure quicker delivery as well as long-term appreciation,” adds Goel.
