Luxury housing in India is undergoing a significant transformation. For buyers of this segment, luxury is extending beyond larger homes, premium locations and amenities to cater to needs like privacy, space, greenery, and better quality of life. This shift is moving towards nature-led living, which is emerging alongside strong demand for high-end housing.

"Affluent buyers are turning more toward luxury by nature as their requirements for a house have fundamentally altered. Home is not just seen as an investment or luxury anymore; rather, it has come to be perceived as something that contributes to one’s well-being, provides relief from the urban chaos and helps in living a balanced life,” says Nikhil Madan, Managing Director, Mahima Group.

As per a report by Cushman and Wakefield, the Bengaluru market offers a useful window to this transition. As per ‘Bengaluru Residential MarketBeat for Q2 2026, the city has recorded 12,544 residential launches during the said quarter, which is a 4 per cent increase on a year-on-year basis.

The sustained supply of premium housing reflects a broader evolution in what affluent consumers expect from their homes. As urban density increases, residential spaces are evolving according to everyone’s unique needs and demands. Residential spaces are not just evaluated as financial assets but as abodes that support comfort and well-being.

The geography of Bengaluru’s new supply also contributes to the growth in the market. South Bengaluru has accounted for 38 per cent of the Q2 launches. This growth is followed by North Bengaluru, which contributed another 28 per cent of growth on a year-on-year basis. East Bengaluru accounted for 26 per cent.

The price trend demonstrates the strength of premium residential demand. City-wide weighted average capital values have increased by 1 per cent to 2 per cent on a quarter-to-quarter basis, while they monitored 6 per cent to 7 per cent growth on a year-on-year basis.

Emergence of Nature-Led Luxury

The demand for nature-led luxury does not mean that location has become irrelevant. Instead, the definition of desirable location has expanded.

“India’s wealth base has expanded sharply. The ultra-high-net-worth individual population rose 63 per cent between 2021 and 2026, making India the world’s sixth-largest such market. And that capital wants something cities simply cannot sell at any price. Low density and a deeper connection with nature,” adds Sonali Rajput, CEO and Executive Director, Samira Habitats. Several nature-led luxury sales were witnessed in the growth of peripheral and new emerging corridors. This reiterates that buyers are more and more likely to consider peripheral destinations when improved infrastructure is provided, while moving away from conventional indicators of luxury.
