The Mumbai Housing and Area Development Authority (MHADA) has announced a housing scheme for 2026 for read-to-move-in flats in Mumbai. The scheme has already attracted significant attention among potential buyers, mainly because of the allotment process, which is a first-come, first-serve basis, unlike the usual lottery system followed by most such offerings.
Although the booking process was initially scheduled to roll out in early February, it was postponed due to technicalities. MHADA has now advised applicants to monitor the official portal for the rescheduled dates and latest updates.
A Shift from Lottery to First-Come, First-Served
MHADA’s 2026 scheme focuses on selling 120 unsold flats that were a part of their earlier schemes and projects. Unlike the regular-draw-based lottery, eligible applicants can secure the flat instantly once the booking portal starts accepting the applications and the booking. This change aims to clear the leftover inventory while providing accessible housing for the residents of Mumbai.
The scheme is targeted towards the economically weaker section (EWS), lower income group (LIG), and middle income group (MIG) categories.
Flat details
The housings offered under this scheme are spread across Malad, Kandovali, Borivali and other eastern suburbs and peripheral areas. The flats range from 1BHK to 2BHK configurations, which cater to the needs of small and mid-sized families seeking permanent housing in a heavily concentrated market.
How to Apply for and Book a Flat
The booking process is entirely digital. The details are available on the MHADA’s Book My Home portal.
Registration: Applications will be processed after applicants create a profile on the portal using an Aadhaar-linked mobile number and Permanent Account Number (PAN) details
Deposit: Once the booking date is announced, users must pay a security deposit to access the booking feature. This ensures that the buyers are genuinely interested.
Flat Selection: Applicants can view the inventory booklet on the website itself after fulfilling the above formalities.
Booking Confirmation: After selection, the buyers must pay 10 per cent of the property cost within the first 48 hours, else the booking will be cancelled.
Eligibility For The Scheme
To be eligible for this scheme, applicants must meet the following requirements,
Must be an Indian citizen aged 18 years and above.
Must be a continuous resident in Maharashtra for at least 15 years (domicile certificate required)
Must not own any other property
The financial earning limits are:
1] For EWS: Up to Rs 6 lakh per year
2] LIG: Up to Rs 9 lakh per year
3] MIG: Up to Rs 12 lakh per year
Other documents that are required include Aadhaar Card, PAN Card, Income proof (income tax return or ITR) and a cancelled cheque.
